Great lock, if ur not handy id recommend not buying this
I’m writing this to help anyone out who may encounter issues with setup or operation. This lock is fantastic. I live in an apartment and use this daily. Tho it was very difficult to get hooked up to matter. I found an article online that suggested to remove the battery and reinsert it, press set and start the matter setup from there. And that seemed to fix the issue. I have been using this lock for about 6 months. Right at the sixth month mark, the lock started to stick and generate a lot of noise when operating. I did find an article online that showed someone else removing the gear box, cleaning it with rubbing alcohol and qtips. And re-lubricating (with superlube synthetic grease) all the gears as they r reinstalled. Taking pictures as u go to ensure it is reassembled properly. You really only need a mini screwdriver set to complete this task in about 15-20 minutes. Doing this will void your warranty. But if u are careful the lock will work better than it did when it was brand new. You can barely hear it now. The lock should be manufactured with a higher quality grease in the gear box housing. I am a high end carpenter with 20 years of experience.

I CANNOT recommend anyone buy the U200.
Though I like and use other Aqara products, I cannot recommend anyone buy the U200. It has a design flaw that makes it last maybe a year before the gears inside fail and it starts to jam or just not work at all. The U200 seems like a great idea with good battery life and works well until the gears fail. The Thread radio is why I picked the U200. I tried other Wi-Fi smart locks in this location and Wi-Fi would always drop or take forever to respond, but the u200 with the Thread radio is a game changer for connectivity. Having the fingerprint reader was also a game changer. I had to have my original U200 replaced twice! I really wanted this lock to be good and hoped that it was just a bad unit, but now the 3rd one is failing again in the exact same way as the first two. I'm out of warranty now, so they are just giving me a list of things to try and ignoring that it's a flaw in the design... Seems this was just another costly experiment. Not a good value. I really wanted this lock to be the one, but with the bad gear design I’m going to have to replace it with something else. Maybe the new THOR with Thread and fingerprint will work.

Mechanical issues after several months (twice)
I purchased the Aqara U200 in August of 2024. Installation was simple, the lock worked well, and fingerprint recognition was nearly instantaneous. It was more difficult to lock and unlock manually, with the interior knob, than I expected but it worked. It was as if the internal motor was working against the knob during manual actuation. After a couple of months, the lock began grinding/skipping when locking/unlocking. It seemed like a tooth or two had sheared off some internal gear. The lock would start to actuate, make a grinding noise for a second or two, and then complete the actuation with an error beep. The door would lock and unlock most of the time, but occasionally it would require a second try. As time went on, this issue became more pronounced and sometimes the lock wouldn't actuate until the third or fourth try. After having the lock about five months, it was almost unusable. I contacted Aqara support, and after several troubleshooting emails back and forth, they sent me a replacement lock. I was very happy with the response I got from customer service. I installed the new lock and it actuated manually much smoother than the old lock. I assumed they had corrected some internal mechanical issue with a manufacturing update. I have had this replacement lock for about four months now and it is doing the same thing the original lock did. It will start to actuate, grind for a second or so, finish the actuation, and issue an error beep. Several times it hasn't been able to complete the actuation and has required multiple tries. It has gotten so bad that my son was locked out of the house for about twenty minutes earlier this week. I have just ordered a Eufy lock to replace this Aqara U200. This Aqara replaced a Eufy lock I previously had because the physical buttons on the Eufy keypad were starting to get badly worn and it was five years old. The Eufy lock never had a mechanical issue in over five years of operation and worked flawlessly. The new Eufy lock costs almost half what I spent on the Aqara and includes Matter/Thread support built-in without a bridge. I expect it will last many years like its predecessor. The bottom line on this lock for me is, it has a solid build, very nice features, and responds almost instantly to fingerprints, but, it has internal mechanical issues that keep it from being reliable. If Aqara updates the internals of this lock I believe it would be a worthwhile purchase. Until then, I recommend purchasing something else.

I bought this specifically because I wanted to use it with Home Assistant. For 95% of the times it works as expected. BUT, this being a security device I would expect it to work flawlessly. Main issue seems to stem from the fact that the lock doesn't sometime realise it's unlocked! (Reporting door lock incorrectly) I've also had situation where I couldn't manually unlock from inside (lock was putting a lot of counter effort like it was stuck), but I recalibrated and seemed to work fine. Some of the application features (mentioned as beta) shouldn't be used for a security device - auto-lock is 50% a hit or miss. Not a problem is you have integrated and rely on a regular contact sensor, But again if the lock reports it's locked you cannot call lock again when door is actually closed. I'm monitoring to see if it makes sense to manually do a lock/unlock in the evenings to be sure the door is locked, unless this is addressed by a firmware update.

The product is fine on its own and has good quality. The software component, however, is the main source of worry. I have spent four hours on the internet and in forums trying to get this to work with Apple HomeKit, but it doesn't. Instead, you must install the Aqara app, get all the features, and then hope that it works at all. I purchased this to replace my Nuki smart lock, but in the end, I installed Nuki again.

Very impressed with the product. Is my 6th different smart lock, installation was a breeze. Love that the keypad can be separate from the exterior door - makes for a very clean, standard look. Apple home and Aqara user already so found set up very easy. All the Apple HomeKey features work perfectly. The only thing family doesn’t like is the manual turn to unlock inside is very stiff. Have not quite worked out why but everything else is working perfectly and very stable in HomeKit so I’m not bothered by it.
