I need a water leak sensor and found this one not only can work alone, but also can connect to Zigbee. So I will like to give a try. For stand alone, it works right away after install the battery. I don't have Zigbee hub in hand yet. But I will update that when I have that works. The product arrive next day and look well designed and easy to install. Some may wonder what is the position to put. I posted a picture as the way to tell which side should be on top. The sound is very loud even I put under kichen closet with door closed. Updated for connecting with Zigbee hub and Alexa. 1. Bought Third Reality Zigbee Hub to pair this water leak sensor (refer to manual, it is very straight forward) 2. Use Alexa App to add devices. Find devices icon in bottom of Alexa App (home menu). Then click top right "+". and pop up menu show "Add Device", choose "Motion Sensor", then "Thirdreality". Follow the instructions to locate all the devices connect to Third Reality Zigbee HUB. In my case, I was asked to add water leak sensor into an existing group - kitchen 3. Go back to devices menu (bottom of Alexa App after home). Choose the group where show my water leak sensor there. Click "CREATE A ROUTINE" to enter into ROUTINES menu. Click top right "+" into NEW ROUTINE menu, enter routine name by click "+" - my case - motion sensor. Next enter "When this happens" by "+", choose "Smart Home" -> water leak sensor -> Open. Click Save on top right. Next enter "Add action" by click "+", choose "Messaging" -> Notification. Save. 4. After those, when water leak sensor touch water, you will receive Alexa notification and loud alarm. The notification is helpful when you are away from home. Now I have Alexa alert working with those water leak sensors ( I install 3 in my house).

I purchased these to help monitor locations around the home that could have water leaks, including where the main water line comes into the house, my mechanical room, underneath various sinks and in our laundry room. They work perfectly with my Home Assistant setup. The devices were instantly recognized by my Sonoff Zigbee 3.0 USB Dongle Plus (connected to my Pi5 running Home Assistant) and I could setup everything from there. So far, zero complaints as they work like a charm. The ability to adjust the sensitivity by either adding or removing the arms is a wonderful bonus. For those folks frustrated that the siren/alarm cannot be disabled, I simply opened the devices and carefully de-soldered the leads that went to the alarm. I know this voids my warranty, but I wanted to use these wonderfully reliable and widely compatible sensors, just without a siren/alarm, so that's a risk I was willing to take. Removal was easy and after the leads were insulated, snap it back together and no more siren/alarm. And, if I do end up wanting the alarm back, all I have to resolder the wires and I'm good to go. Overall very happy with the sensor, I own two of those. It is supported by Zigbee2MQTT integration in Home Assistant plus it has independent very loud alarm which is a bonus in case your ZigBee or HA is down. The only minor drawback is the pairing button is inside the case, so you need to remove 3 little screws with a tiny screwdriver before you can pair it. The screwdriver is included btw

I've now bought 2 of these 4 packs giving me 8 of the leak detectors. So far, these seem to work really well, as long as you have a Zigbee network. But the batteries that these come with are garbage. As soon as I put them in, they showed 100%, but within 10 minutes they dropped down to 94%. I'm sure that they wouldn't have kept dropping at that rate, but still not acceptable. I just replaced the batteries with good old Duracell batteries and after 2 months, the battery life is still showing 100%.
