I've used this product before, both on a garage roof and a flat roof extension. It's quick and easy to apply and it works. In my experience it's been good for a couple of years (but I guess a lot depends on the condition of your flat roof before application). If they called it "Thompsons 2 year roof seal" I'd give 5 stars. Nonetheless, a good product! 👍

I’m very pleased with this sealer as it is very easy to spread with a roller over a flat surface like my garage roof. It does need two coats to be sure of a good sealed finish. This is the third time I’ve used it over the years and it’s always worked out well. I’d recommend it.

This is the best roof sealant we have used for our shed roofs. Once we found this product we have not used any other…we have 4 roofs to maintain and would highly recommend it to others.
